Building
The Nhulunbuy township is out of the building area covered by the NT Development Scheme & the NT Building Act. Therefore the Corporation administers building and development applications to ensure they are inline with the requirements of Special Purpose Leases for the Town and Industrial Estate.
The Nhulunbuy Corporation Limited’s Building Inspector ensures buildings since 1992, both existing and proposed are compliant with the Building Code of Australia.
The objective of the Building Code of Australia 1996, is to ensure acceptable standards of structural sufficiency, fire safety, health and amenity are maintained in all building work.
The function of the Building Inspector in administering and enforcing building regulations is to avert or at least minimise the risk of danger to health and safety from sub-standard building work.
The Nhulunbuy district is in Cyclone region “C”, terrain category 2.5 minimum.

Building Permits/Applications
Every builder and/or owner builder intending to construct a building, alter, add to, repair or underpin, demolish or remove an existing building should obtain a permit before commencing that work.
Every builder and/or owner builder making an application for a building permit should submit to the building inspector:
- Written consent of owner or lessor of land/building (if not owner)
- Site Plan in Duplicate
- Properly prepared plans in duplicate of proposal (deemed to comply or structural certification from manufacturer ie Garden Sheds, carports etc) Cyclone Rating W57 (not required for group 1)
- Completed Application Form
- Fee Payable
- Properly prepared drawings in duplicate as per Guidance Notes. These drawings must be certified by an NT Registered Structural Engineer (Cyclonic) and include all aspects of construction of finished project, together with actual certificate from engineer.
- Maximum Electrical Demand, including Calculations MUST be attached to the Building Application.
- Application for supply of electricity.
- Application for supply and construction of plumbing, including meter if applicable.
- Specifications to describe materials to be used, together with other relevant information. (The specification may be incorporated onto the drawing.)
- Building Certifiers Certification of all drawings and all relevant certificates to support application.

Building Inspections
All building construction, alteration and demolition work must comply with the Building Code of Australia. The builder and/or owner builder must advise the Building Department during the course of construction so they can carry out routine inspections to ensure that the building is compliant and has been constructed in accordance with the plans and specifications previously approved under the Building License.
